Through our wholly-owned, title insurance underwriters, including Lawyers Title Insurance Corporation, our Owner’s Loan and Mortgage Pool Policies provide coverage against financial loss for buyers and owners of real estate, mortgage lenders, and issuers of mortgage-backed securities.
Title research and escrow services are now also available in conjunction with title insurance.
Owner’s Policy
Issued to the owner, upon the acquisition of the property, for a one-time premium, and effective for the life of the investment, the policy covers losses — including legal expenses — arising out of claims relating to:
- Legal title
- Defects, liens, encumbrances on legal title
- Right of access
- Additional endorsements, which may include zoning
Loan Policy
Issued to the mortgage lender, at loan closing, for a one-time premium, and effective until maturity, the policy covers losses — including legal expenses — arising out of claims relating to:
- Invalidity or unenforceability of the mortgage
- Prior liens or encumbrances
- Invalidity or unenforceability of any mortgage assignment
- Borrower’s legal title
- Defects, liens, encumbrances on borrower’s title
- Right of access
- Additional endorsements, which may include zoning
Mortgage Pool Policy
Issued to the Trustee of an issue of Mortgage Backed Securities (CMBS/RMBS), for a one-time premium and effective until maturity of the securities, the policy covers losses – including legal expenses – arising out of claims relating to the underlying mortgages in the pool including:
- Legal title
- Invalidity or unenforceability of the mortgages
- Prior Liens
