1031 Exchange
Section 1031 of the IRS Code allows eligible taxpayers to defer 100% of the capital gain taxes (including accumulated depreciation recapture) which are normally due when business or investment property is sold, if the taxpayer acquires qualified replacement property. Taxpayers must follow certain rules to qualify for this tax-deferred treatment. LEC, as a Qualified Intermediary, provides all documents for a 1031 exchange.

Electronic Remittance and Paperless Jackets
With LandAmerica E-Remit, Agent Partners can remit revenues — and pay for the remittance — electronically, with the added convenience of Paperless Jackets. The E-Remit spreadsheet is in a standard Microsoft® Excel format, and templates for Paperless Jackets are in a standard Microsoft Word format. With this free service, each sheet is verified electronically at the Agency Service Center and an electronic invoice is included on their business transaction history after the month closes. It really doesn't get any easier than this.
Escrow Reconciliation
Never compete with tax season again. For less than Agent Partners are paying a CPA, LandAmerica can perform monthly reconciliations of their conveyance and escrow accounts. Our program is designed specifically for Agent Partners, so our pricing is very competitive. Also, Agent Partners complete LandAmerica's Quality Assurance process more quickly because reconciliations are prepared in the proper format.
Property Information and List Services
LandAmerica has selected DataQuick as its preferred vendor to bring you a robust suite of Property Information and List Services. Put the power of County Recorder and Assessor data in your hands with industry standard research and marketing tools. DataQuick products enable you to create and print property profiles, research owners and individual parcels, and create lead generation and marketing lists, plus they provide full access to documents, maps, and all relevant information. Most products are available in several languages.
Title Production Services / TitleWave®
To improve Agent Partners' transaction efficiency and speed, LandAmerica can provide RESPA-compliant commitments, title reports, and title policies, generally with faster turnaround times than local producers — and for less than Agent Partners are paying now. It's another example of LandAmerica's commitment to increase their productivity and profitability.
UCC Insurance
LandAmerica UCC Insurance (UCCGuard) provides secured parties with indemnification against claims in commercial loans where personal property is all or part of the collateral. It is protection against claims for lack of attachment, perfection, and priority of security interests.
UCC Searches
UCC Direct Services provides Corporate Documents, UCC, Fixture Filings, Federal Tax Lien, State Tax Lien, Judgment, Litigation, and Bankruptcy searches, as well as filing and document retrieval services. UCC Direct Services can also provide post filings searches to confirm UCC filing has been indexed properly with the jurisdiction.
XtraOrder™ Electronic Lender Services
XtraOrder Electronic Lender Services brings a private-labeled RealEC® ordering and delivery platform together with valuable non-title products and services from LandAmerica. XtraOrder is available to LandAmerica's Agent Partners and their lender and real estate customers. XtraOrder, available only to LandAmerica's Agent Partners, gives our Agent Partners the ability to offer more than just title and closing to their customers. LandAmerica assists Agent Partners with marketing and selling the XtraOrder solution. In addition, LandAmerica's Customer Liaisons help Agent Partners and their customers with every aspect of the XtraOrder experience — from registration to training to completing transactions.
