Below are a series of common questions and information we hope will address your interest in a LandAmerica Home Warranty (LHW):

What is a home warranty?
A home warranty is a service contract that helps protect homeowners against the cost of unexpected repairs and replacements of covered major systems and appliances that break from normal usage. When a covered item breaks, LHW will repair or replace it and all the homeowner pays is a small trade call fee.

Aren't I already covered by my homeowner insurance?
No – homeowner insurance doesn't cover the cost of home repairs caused by normal wear and tear. For instance, if your water heater leaks and damages your floor, a homeowner policy may cover the cost of repairing the water-damaged floor, but not the cost of replacing the water heater. In this way, a home warranty and a homeowner policy complement each other. For complete coverage, you really need both.

What items are available for coverage?
LandAmerica home warranties cover major appliances like dishwashers and water heaters. We also cover plumbing systems, electrical systems, heating and air conditioning systems, and most other major appliances throughout a home. Coverage is also available for items like swimming pool/spa equipment, well pumps, and roof leak repair. Please read the sample contract in the home warranty brochure for complete terms and conditions.

Does LHW require an inspection prior to issuing coverage?
Most times items covered by our warranties do not require prior inspection. All covered systems and appliances must be in place and in proper and safe working order when adding coverage.

So if my dishwasher breaks down and needs to be replaced for $600, all I would pay is the low trade call fee?
Yes – you just need to call HWS first.

How do I request service?
Call our Customer Service Department toll free at 1-800-521-2492. Emergency service is available 24 hours a day, every day of the year. We also accept non-emergency service requests by fax or by filling out a simple form at the LHW website.

Who performs the repairs?
LandAmerica Home Warranty Services will dispatch a qualified local service company, carefully monitor the quality of work, and follow up after service to ensure satisfaction.

How much is the trade call fee?
Trade call fees range from $30 to $100, depending on the plan selected by the homeowner.

Can I cover my rental property and my vacation home?
Yes – we only need the homeowner’s mailing address for ongoing correspondence.

Are these plans renewable?
Yes – plans are renewable at the option of LandAmerica. LandAmerica Home Warranty will notify the homeowner in advance of the expiration date.
